LMOA operates
under the Virginia Non-Stock Corporation Act and
the Virginia Property Owners’ Association
Act, which are included in the Policy
Manual Chapter 1 as Sections 1.01 and 1.02.
The basic precepts on
which the Association was established and operates
are incorporated in the Covenants, Restrictions
and Reservations (Policy
Manual Chapter 1, Section 105), which are
contained in the Statements of Subdivision. In
addition, LMOA is specifically governed by its
Articles of Incorporation(Policy
Manual Chapter 1, Section 1.04B) and Bylaws
(Policy
Manual Chapter 2, Section 2.01) and operates
on rules and regulations, which also are contained
in the LMOA Policy Manual.
LMOA’s governing
documents are accessible to the membership in
reading copies of the Policy
Manual, located in the Administration Office,
Resource Room and Terrace Room at the Clubhouse
and in the Crofton Room at the Golf Shop.
Some other portions of the
Policy
Manual of special interest to members
are the following:
Policy
Manual Chapter 14, Section 14.02, General
Rules & Regulations, embodies general rules
and regulations adopted by the Board of Directors
to preserve the safety and quality of life for
all who reside, work, or visit the Lake Monticello
community. The rules and regulations range from
pet rules to parking regulations to canvassing
and soliciting, and more.
Other portions of the Policy Manual
of particular interest to members are rules and
regulations on use of the golf course (Policy
Manual Chapter 10, Section 10.01, Use of Golf
Course and Pro Shop, Rules and Regulations) and
other amenities (Policy
Manual Chapter 6, Section 6.01, Recreation
Facilities and Activities); rental of property
(Policy
Manual Chapter 15, Section 15.01, Rental of
Property); dues, fees and assessments (Policy
Manual Chapter 18, Section 18.01, Membership
Dues, Fees, Assessments and Other Charges, Attachment);
and much more. Periodically, notification of amendments
to and/or updates of policies and reminders of
policies of particular interest to members may
be published in Lake Monticello’s communications
media -- the Friday
Flyer, Lake Monticello News, and broadcast
on dedicated cable television channels 10 and
14.

and additions or changes to the exterior of existing
homes and much more related to the appearance
of residences and lots, refer to this Handbook
section “Construction and Changes to Homes”
and/or Policy
Manual Chapter 13, Environmental Control Rules
and Regulations. Rules and regulations on entry

and other Police and Security information, are
