Hello, Team LMOA! We are happy to report that the Summer Season opened successfully on May 24. For the most part, the pool opening ran smoothly despite the chilly temperatures. The water was a brisk 62 degrees on Saturday, but that did not stop people from enjoying the pool! The Volunteer Water Safety Team did a phenomenal job assisting on the Main Lake, distributing 150 goodie bags filled with water safety essentials. The golf course also enjoyed a busy three days of great weather and enthusiastic play. A huge thank you to all the staff and volunteers who worked hard to make the start of the season possible, and to the residents who contribute to making this community special. Please continue reading for this week’s official news update from LMOA. Voting Has Begun! Emails for electronic voting went out May 27 to Property Owners in Good Standing, and postcards will arrive in mailboxes any day now. Nick Canada is running to fill one of the two vacant spots on the Board, with the Board likely to appoint someone for the remaining vacancy. Please take the opportunity to watch an interview with Mr. Canada HERE. Additionally, the Board will be requesting permission from the Membership to use the Emergency Reserve Account (ERA) to pay back the PPP Loan. Negotiations are in progress to achieve a settlement and prevent litigation, leaving the total cost uncertain at this moment. The Board is seeking access to the ERA to be proactive and to avoid the expense of holding a separate special meeting later, which would be around $12,000. Once the issue is settled, the Board of Directors will determine the method for repaying the loan, which may or may not include ERA. All the background information about the account will be included in the Annual Meeting Packet to help you make your decision. Voting will close at 5 PM on June 20, and there will not be any in-person voting at the Annual Meeting on June 28th, 2025. Guests at the Pool: While we strive to make pool visits as easy as possible, we are also committed to preventing the theft of pool credits. This weekend, we identified a situation that undermines that commitment, necessitating the enforcement of the following adjustment. If you wish for your guests to access the pool without your presence, they must be registered as Permanent Guests. This is a temporary measure until we develop a better solution. In the meantime, your guests must provide the pool staff with the first and last name and address of the Primary Property Member host, along with an identification that verifies their name (driver’s license, credit card, etc.). The pool staff will confirm the guest’s registration as a permanent guest before granting access. Permanent guests can purchase credit bundles; however, these bundles must be linked to the host’s account. They can also utilize credits from bundles owned by their hosts, so please be cautious about who you register to prevent theft or unauthorized use of credits! Only register individuals you trust to access your credits. LMOA is not responsible for stolen or misused credits. Please do not share your Member Number. We will record all lessons learned to improve the process for next year. Keep in mind, this system is new for everyone. Expect minor hiccups and be patient with one another and with the staff. Thank you! 4th of July: This year’s schedule can be viewed HERE. We thank the many volunteers who dedicate time to planning and hosting these events! There will be no fireworks this year on or around July 4th, but the Board did grant the General Manager the authority to negotiate and enter into contracts for two fireworks displays at the Lake Monticello Golf Course; one show to be scheduled around Labor Day this year as a test show, and the other near the 4th of July in 2026. Tufton Pond: The Facilities & Lake Operations Committee has proposed a revised funding request to initiate a project at Tufton Pond, targeting the harmful algae blooms that have affected the pond in recent years. The committee is particularly concerned about the absence of dissolved oxygen in the depths of the pond and main lake, as they believe this creates conditions favorable for the growth of harmful algae. They have identified a company, Clean-Flo, that offers an environmentally friendly solution for managing algae growth. The Tufton Pond project could reach up to $200,000 over the next three years. If successful, implementation could be extended to the main lake, which would incur significantly higher expenses. The Board Officers and Management plan to meet with the contractor later this month before approving a contract. For more information, please see FLOC’s presentation HERE. Storm Cleanup Ongoing: The pier at Tufton Pond was damaged during last week’s storm, necessitating the safe removal and temporary replacement of a 10’ x 12’ section. We are currently evaluating further plans for its repair and will keep you updated. In the meantime, we kindly ask that you exercise extra caution while using the pier. This storm has helped LMOA identify several areas in need of attention, and we will be working to address these damages in the coming weeks. If you believe we have overlooked any issues in common areas or LMOA assets (e.g., under-road culverts), we encourage you to contact us via email at [email protected] so we can initiate a work order. Additionally, your help in clearing the culverts you are responsible for and managing storm debris on your property will be invaluable in preventing issues during future storms. Finally, please be careful when entering the Lake, as dangerous objects swept by the flood may be lurking beneath the surface. Life Vest Loaner Program: Are you going boating and you don't have the correct life vest for you or your guests? Then the Volunteer Water Safety Team will save the day! They now have a selection of life vests that anyone at the Lake can borrow free of charge! Details of the Life Vest Closet:
Do you have life vests to donate? Please drop them off at the Life Vest Closet during Marina hours. For any questions, contact the Volunteer Water Safety Team at [email protected] New Job Opportunity: The Main Gate has another job opening! Are you available to cover the 3 - 11 PM shift? Apply for this part-time position HERE.

Water Safety Tip of the Week Brought to you by the Volunteer Water Safety Team
Did you know... The orange flag is a safety tool to alert other boaters that a person is in the water? Over the Memorial Day weekend, VWST observed a boat pulling tubers, and a child fell off. The orange flag was raised, and another boater slowed and put up their flag! What a great example of neighbors helping neighbors stay safe on our Lake. There will be no GM Corner next week, but we will resume on June 13, 2025. Plan Your Month will go out on Monday, June 2, 2025. Have a great weekend! Kind Regards, Tom Schauder LMOA General Manager
