Understanding the Comprehensive Plan

LMOA’s Community Development Committee is following the county’s Comprehensive Plan closely and encourages residents to stay informed on the subject. The plan provides overall and general guidance for land use decisions. The 2015 version is in effect and with certain changes, is being reviewed by the County Planning Staff - with additional time being allowed due to the recent arrival of the County Director of Planning and Community Development, Todd Fortune.
The Comprehensive Plan is a key document for all participants in the development cycle. The Plan informs decisions on the types, amounts, and timing of development throughout the County. This is particularly true in the Palmyra Community Development Area (CDA) because the Lake Monticello Community is wholly within the CDA and the Plan includes many specific recommendations about development in and around “LMOA.”
The county plans to announce the steps leading to a formal review of the Plan by the Board of Supervisors in the near future. In the meantime, interested people can review the plan online at Fluvanna County/Planning Commission/Comprehensive Plan 2021 Review/2040 Comprehensive Plan Outline. The County Board of Supervisors will conduct a hearing widely announced) about the Plan, providing residents an opportunity to comment on the Plan before it takes formal action.
