Congratulations! You have chosen to make Lake Monticello your home. On this page, you will find the documents and information you need to get the registration process started. 


The owner(s) of each residential lot in the subdivision automatically becomes a member of the Lake Monticello Owners' Association in accordance with the Articles of Incorporation and Bylaws and is entitled to all the rights and privileges according to the Association's governing documents, including the Articles of Incorporation, the Statements of Subdivision, the Bylaws and the Policy Manual. In addition, each owner agrees, by accepting the conveyance of or interest in a lot within the subdivision, to abide by the rules, regulations, policies, and procedures as provided by those documents, including the payment of such charges and levies as may be properly made by the Association.

The maximum amount of annual dues the Association can charge members is set by a vote of the membership. The improved property fee is charged to owners of all completed homes to cover the expense of trash and recycling pickup and snow plowing of Lake Monticello streets. Should the need arise, the Board of Directors may petition members for special assessments, according to the provisions of the Virginia Property Owners Association Act and the Bylaws. Any such assessment would require member approval to be effective. 

Other fees will be charged at the time of application for amenity use and Environmental Control functions.

Compliance charges may be imposed when violations of LMOA covenants and restrictions or policies, rules and regulations are confirmed by the Compliance Committee.

Our Governing Documents require that a new tenant registration fee and an annual amenity-use services fee be paid in addition to the membership dues and improved property fees on rented homes. The property owner may choose to charge this amount to the tenant; however, the payment of this fee to the Association is the responsibility of the property owner. Tenant Associate Membership

Full-time tenants may upgrade their status from “registered guest” of the property owner/lessor to Tenant Associate Member. The Tenant Associate Member shall pay the applicable LMOA member fees for use of the paid amenities (e.g.: golf, tennis/pickleball membership, swimming pool); to register kayaks and canoes. This membership status and fee are renewed annually.

  2024 Tenant Associate Membership Application

Annual Membership Dues for each LMOA lot or Marina Point unit, the Improved Property Fee for each completed residence, and other applicable fees are due January 31 of each billing year.

Membership in the Lake Monticello Owners' Association cannot be transferred except by transfer of the property. Membership is automatic and cannot be canceled or waived by an owner.

Settlement of account balances and proration of dues and fees must be handled at the time of the closing on property transfers. Owners are required to offer a prospective buyer a disclosure packet, as required by the Virginia Property Owners' Association Act, which contains valuable information about the Association; membership obligations; the individual property, including any account balance; etc.

A Property Transfer Fee shall be imposed on the purchaser of an improved or unimproved lot or Marina Point unit.
