Hello Team LMOA! Thank you for taking the time to read LMOA’s latest official news update! LMVRF Donation: This weekend, LMOA is excited to make its annual donation to the Lake Monticello Volunteer Fire and Rescue during its end-of-year celebration! This year holds special significance as we celebrate LMVFR’s incredible 50th anniversary with a one-time donation of $50,000! We have received many heartfelt emails demonstrating how much our community values having dedicated fire and rescue volunteers nearby. The annual donation, which totaled $35,000 in 2023, is consistently supported by our Members as a gesture of gratitude for those who dedicate their time to saving lives. Fire Safety: As always, Fire Chief Richie Constantino is deeply concerned for your safety and has requested we share tips on preventing fires during the holidays. Unattended candles, overloaded outlets, decorations that are not UL-listed, and dry trees can all have devastating effects on a household. Please review THIS FLIER to learn how you can prevent a fire this holiday season. Everbridge: LMOA is excited to announce that we will launch Everbridge for community text alerts next week. Everbridge is a cloud-based platform used by various government agencies to send messages, including emergencies, announcements, reminders, and community updates. Next week, we will send an email inviting you to opt into using Everbridge. You can customize your account to receive messages from the categories of your choice. We encourage you to update your LMOA profile with your cell phone number if you wish to participate. As you update your profile, please also revise your email address before we issue billing statements in January. Thank you! 2025 Dues, Fees, and Rates: To help you plan for your annual billing statement coming up in January, we would like to share the dues, fees and rates with you:

Improved Property Fee: $291.39
Amenity Use Services Fee: $1,168.00 (only for homeowners with tenants)
Extra Tote Fee: $30.00 for an additional trash bin – this is billed annually to Members with an extra tote
Annual Barcode Renewal Fee: - $15 for Residents - $40 for Guests
Barcodes: If you sold any vehicles with a barcode in 2024, please notify the Barcode Office by December 20, 2024, to ensure accurate billing. Kindly use this convenient Member Vehicle Verification Form to update your account. Holiday Closures: Please note that many of our staff and volunteers will be taking time off to enjoy the holidays with friends and family, limiting our services during the week of Christmas:
The Main Office will be closed on December 24, 25, and January 1.
The Residential Standards, Marina, and Barcode Offices will be closed on December 23 - 27, and January 1.
The Board of Directors and many of our committees do not meet this month.
Project and construction applications will not be reviewed again by the Environmental Control Committee until January 7.
Bunker Bistro will be closed December 24, 25, and 31, but will host a New Year's Eve Party in the Ashlawn Clubhouse. They will have details soon on their Facebook page.
Trash Tips: As winter approaches, Green For Life (GFL) asks for our community’s help with the challenges of winter weather. Please put your totes out the night before your service day unless notified of a delay. This small step ensures your totes can be serviced, weather permitting. On snowy or icy days, GFL suggests not setting extra bags of yard debris out to enable drivers to work safely. Normally, they can collect up to five extra yard debris bags but may limit truck stops for safety. For backdoor service, make totes accessible to protect the GFL crew from icy spots or obstacles. If reaching the totes safely is difficult, GFL may skip service and will contact you to find a safer access point. Job Opportunities: LMOA is excited to announce openings for a Field Inspector and an IT Specialist! Both of these roles come with great opportunities and a wonderful work-life balance. If you're interested, we invite you to check out the CAREERS section on lmoa.org for all the details. Additionally, Bunker Bistro is on the lookout for a friendly person to manage breakfast sales each weekday from 6:30 AM to 10:30 AM. They're also hiring part-time servers and bartenders! If you're interested in joining the team, please reach out via email at [email protected] for more information! Karaoke: Prepare to share your amazing singing talent tonight at the Ashlawn Clubhouse! The Young Residents and Families Committee invites you to our lively annual Ugly Sweater Karaoke Party. It’s a fantastic chance to celebrate community spirit over snacks and drinks from 6 to 9 PM. Parade & Home Tour: No need to worry if you hear a lot of sirens this Saturday between 2 and 3 PM; it’s all part of the festive Santa Parade! Bring your family and friends to wave at Santa as he makes his way along Ashlawn Blvd. or at the Jefferson Drive intersections. The parade lasts about 45 minutes as it travels around Jefferson Drive, starting from the Ashlawn Clubhouse at 2 PM. On that same day, the Lake Monticello Beautification Corps will be hosting their charming Holiday Home Tour from 12:30 to 5 PM. You’ll have the perfect opportunity to take a peek inside five beautifully decorated homes in Lake Monticello while supporting the Beautification Corps. Tickets are still available at the Main Desk or can be purchased on the day of the tour at any of the participating homes located at 15 Clark Court, 9 Bonita Road, 18 Brougham Road, 15 Amethyst Road, and 15 Whippoorwill Lane. Safety & Security Committee: In the upcoming year, this committee will have three open positions and invites homeowners who are eager to contribute to the safety and enhancement of our community to join. Members of the Safety & Security Committee provide guidance to the Board on safety and security tasks, evaluate the effectiveness of safety services, and suggest policies that address the community’s needs. If you wish to join this committee or any others, please complete the application HERE. Have a great weekend! Tom Schauder LMOA General Manager
