Hello, Team LMOA!

Please continue reading for an update on last night's board meeting and other important news:

Submit Comments to SCC! At last night’s board meeting, the Board of Directors again urged residents to oppose Aqua Virginia’s application for a rate increase of 33.88% for water and 21.08% for wastewater. Comments opposing the application can be submitted to the State Corporation Commission (SCC) HERE until April 2024. This has proven to be effective in the past. LMOA believes it is imperative all residents participate, supporting their comments with examples and arguments. To help you, LMOA's Community Development Committee spent over 100 volunteer hours analyzing and summarizing Aqua Virginia's 775-page application. The Board voted to send the committee's 24-page analysis statement to SCC and distribute it to the community. It can be found by logging into lmoa.org, and selecting AQUA VIRGINIA under the COMMUNICATIONS dropdown menu. This issue has also attracted the attention of the Virginia Attorney General's Division of Consumer Counsel and the Fluvanna County Board of Supervisors. The county seeks to work with other counties affected by Aqua Virginia’s management methods. Please get involved!

New F&B Model: The Board of Directors also agreed to lease The Pub to RocDun Hospitality LLC, a new F&B company owned by two Lake residents. The Board also agreed to provide the owners - Jacie Dunkle and Sam Rochester - with up to $100K to fund startup costs. Leasing The Pub is expected to be $125K cheaper than previous outsourced management in 2024 and then eliminate F&B losses in 2025. The Board seeks to tentatively transition to RocDun by March 8, 2024. We will keep the community updated as this progresses.

Other Key Board Decisions:

BOD approved the request to hold special events in 2024 which are CalTri, UVA Rowing, 4th of July, and the Beach Bonfire. UVA Women's Rowing is scheduled to host Stanford, California, Yale, Syracuse, and Oregon State on April 13 and 14, 2024, at Lake Monticello. We will provide more information about these events as soon as possible.

The date for the 52nd Annual Meeting was set for Saturday, June 29, 2024. The Special Meeting to set the agenda and announce qualifying board candidates and proposal petitions will be held on April 11 at 6 PM in the Fairway Clubhouse (51 Bunker Blvd.).

Petition Packets Available! Board Candidate and Proposal Petition Packets are available starting today at the Ashlawn Clubhouse, 41 Ashlawn Blvd. Please park at the tennis courts and enter through the front of the building. The Help Desk is downstairs where staff are happy to provide a packet and answer any questions you may have.

Town Hall Meetings and Survey: Thank you for participating in the LMOA survey! Already we have received 1700 responses. We would like to hear from more homeowners who are still part of the workforce. Please let us know which amenities you value most and what your position is on a dues increase. Your response can help shape Lake Monticello’s future. The Board will provide more information and answer questions at the upcoming town hall meetings. All LMOA Members are invited to attend or watch via YouTube and Comcast channel 977:

FEMA Flood Study: LMOA’s Facilities and Operations Director, Tracy Chandler, submitted comments to the Federal Emergency Management Agency (FEMA) concerning its new flood map. According to its latest flood study, about 100 Lake Monticello properties are at high risk for flooding. The at-risk homeowners could be required to carry flood insurance (about $400 per year) starting in 2025. LMOA believes FEMA has not provided adequate information on how the study was conducted and would like to know if LMOA’s flood management methods have been taken into account. FEMA’s informational material is on our website. Please log in at lmoa.org, select COMMUNICATIONS, and then FEMA FLOOD STUDY from the dropdown menu.

Sewage Leaks: If you discover a sewage leak, time is of the essence. Please take the following steps:

Call Aqua Virginia’s Customer Service at 877-987-2782
Take pictures/videos and document the time of the discovery
Email or call the Main Gate ASAP so that someone can alert LMOA staff. Please include all of your documentation.
